KB2 have been appointed to undertake Civil and Structural Engineering design works for the project.
Proposals involved both extending out to the front of the existing building and providing an additional one / two storeys to the top, increasing the original building capacity from 31 no 1 bed apartments to a total of 63 no 1, 2 and 3 bed dwellings.
With works separated in to two phases, the first phase has been to refurbish the existing building and apartments to suit part occupation. This included numerous structural modifications to the load bearing masonry structure, such as removal of load bearing walls, installation of balconies and alterations to the external facades.
The second phase involved the construction of a 6-storey front extension to the existing building north elevation, and areas of a single / double storey vertical extension across the existing building footprint.
With work to be undertaken over and around the partially occupied existing building on a constrained inner-city site, development of the preferred structural scheme for the second phase of the project necessitated consideration be given to a multitude of site and building constraints. The resulting proposed solution consisted of:
- A 3-storey reinforced concrete frame with 3 storey steel frame over to form the front extension, supported on a piled substructure.
- A lightweight ‘Steel Framing System’ (SFS) to form the vertical extension to the existing building
Structural works are now complete on site and building fit-out is ongoing.
